Opportunity zones were created as part of the Tax Cuts and Jobs Act of 2017 to encourage long-term private investments in low-income urban and rural communities nationwide. The opportunity zone program is intended to stimulate economic growth in distressed areas by providing tax benefits to investors.
OZFund, Inc. (“OZFund" or the "Fund”) is a community-focused ‘Qualified Opportunity Fund' (QOF) with plans to acquire distressed below-market properties located in the ‘Opportunity Zones’ of Central Pennsylvania and the Mid-Atlantic Region for redevelopment into affordable rental housing and commercial space.
Capital gains (short-term or long-term) from the sale of any asset that is reinvested in OZFund within 180 days following the disposition of that asset, shall be excluded from the investor’s gross income until the earlier of: December 31, 2026, or the date the investor sells his investment.
Investors in OZFund will receive a 10% step-up in the basis of the capital gains that are reinvested in Opportunity Funds, if the investment is held for 5 years, and an additional 5% step-up in basis if the investment is held for 7 years, thereby excluding up to 15% of the original capital gains from taxation.
OZFund investors are exempt from federal taxation on capital gains derived from the appreciation of their investment if the investment is held for at least 10 years.
Rolling over your capital gains into the OZFund allows you to defer taxes on those gains, reduce your taxes by holding the investment, and eliminate taxes if held for 10 years or more.
